UAE VAT Guide 2026: 5% Explained for Businesses
The UAE introduced Value Added Tax on 1 January 2018 at a standard rate of 5% — among the lowest VAT rates in the world. If you run a business, invoice clients, or just want to understand the tax on your receipts, this guide covers what the 5% really means.
The 5% rate: adding and removing VAT
AED 1,050 VAT-inclusive ÷ 1.05 = AED 1,000 net.
⚠ Common mistake: subtracting 5% from 1,050 gives 997.50 — wrong. Always divide by 1.05.
Do you need to register? The thresholds
Registration with the Federal Tax Authority (FTA) is based on taxable supplies over the previous 12 months:
| Turnover (12 months) | Status |
|---|---|
| Above AED 375,000 | Mandatory registration |
| AED 187,500 – 375,000 | Voluntary registration allowed |
| Below AED 187,500 | Cannot register; do not charge VAT |
Late registration after crossing the mandatory threshold carries penalties — apply within 30 days.
Zero-rated vs exempt: the crucial difference
| Zero-rated (0%) | Exempt | |
|---|---|---|
| VAT charged | 0% | None |
| Input VAT recovery | Yes — claim it back | No |
| Examples | Exports, international transport, healthcare, education, basic food items | Residential rent, local financial services, bare land |
This distinction decides whether VAT you pay on costs comes back to you — get it wrong and you either overpay or face FTA questions.
Reverse charge on imports
When a VAT-registered business buys goods or services from outside the UAE, it self-accounts for VAT: declare 5% output VAT and claim 5% input VAT on the same return. Net cash effect: zero for a fully taxable business — but it must still be reported.
Filing basics
- Tax periods: quarterly for most businesses (monthly for large ones)
- Deadline: 28 days after the period ends
- Payment: any VAT due paid with the return; late payment draws penalties
- Records: keep tax invoices and records for 5 years
VAT registration action plan: from threshold to first filing
If your business is growing toward the VAT threshold, waiting until the FTA contacts you is the expensive option. Work this list in order:
- Track your rolling 12-month taxable turnover every month. Add up the last 12 months of taxable supplies — and also what you expect to earn in the next 30 days. The mandatory registration threshold is AED 375,000; voluntary registration is available above AED 187,500.
- Decide: mandatory or voluntary. Cross AED 375,000 and registration is a legal requirement, not a choice. Voluntary registration above AED 187,500 can still pay off if most of your business costs carry VAT you could then recover.
- Gather your documents before you apply. You will typically need your trade licence, turnover records (invoices and bank statements), the company MOA, and Emirates IDs or passports of the owners and authorised signatories.
- Register on the FTA portal within 30 days of crossing the mandatory threshold. Missing this deadline triggers a AED 10,000 late-registration penalty — the most expensive step on this list to skip.
- Start charging 5% from your registration effective date. You may only charge VAT from the date your registration is effective, not before. Update invoices and pricing the same day — and check your add-VAT and remove-VAT figures before you quote customers.
- Calendar the 28-day filing deadline. Most businesses file quarterly; larger businesses file monthly. Both the return and the payment are due within 28 days of each tax period's end — set a recurring reminder the day you register.
- Keep every invoice and record for 5 years. The FTA can audit you and ask for five years of records. Store tax invoices, accounting books and import/export documents somewhere you can actually find them.
Frequently asked questions
When must I start charging 5% VAT?
From the effective date of your VAT registration. Charging VAT before you are registered is not allowed, and once registered your invoices must show your TRN, the net amount, the VAT charged and the gross total as separate lines.
How do I add vs remove VAT?
To add VAT: net price × 1.05. To remove VAT from a gross figure: gross ÷ 1.05 — do not multiply by 0.95, which gives the wrong answer. The VAT calculator does both directions instantly.
What is the difference between zero-rated and exempt supplies?
Zero-rated supplies (exports, healthcare, education, basic food items) carry 0% VAT but you can still recover the input VAT on your related costs. Exempt supplies (residential rent, local financial services) carry no VAT and you cannot recover input VAT on them. For a business, that input-VAT recovery difference is what really matters.
What is the penalty for late VAT registration?
AED 10,000 for missing the 30-day registration deadline after crossing the mandatory AED 375,000 threshold. Registering a month early costs nothing; registering a month late is one of the most avoidable fines in UAE business.
How often do I file VAT returns?
Most businesses file quarterly; larger businesses file monthly, as assigned by the FTA. Returns and payments are both due within 28 days of each tax period's end — miss the deadline and penalties accrue.
What records must I keep, and for how long?
All tax invoices, books of account, and import/export documents must be kept for 5 years from the end of the tax period they relate to. If the FTA audits you, these records are your only defence — keep them organised from day one.
